- Free for invited OCDEA testers.
- Data may be reset before public launch. We'll give you 14 days' notice but assume any project / wallet history is non-permanent. Don't use Specvo for assessments you can't recreate.
- No SLA during beta — best-effort uptime, email-only support, no formal incident response.
- Things will break. Tell us via the feedback button (bottom-right of every page) so we can fix them before launch.
- Don't resell or share access. The beta invitation is for you specifically.
1. Who these terms are for
SAPThings is a B2B tool for qualified UK On-Construction Domestic Energy Assessors (OCDEAs) and their firms. By creating an account you confirm you are acting in the course of a business and are the OCDEA who will sign the assessments produced with the service.
2. What SAPThings does — and does not do
SAPThings is a data-entry aid:
- We extract candidate SAP 10.2 inputs from your drawings and specification using AI.
- We generate a SAP JSON and Elmhurst-importable XML from the values you confirm.
- You review every extracted value. You override anything we got wrong. You take professional responsibility for the final assessment.
SAPThings is not an accredited assessor and does not lodge EPCs. To produce a valid EPC you must import the XML into your own Elmhurst / Stroma / NHER account and submit from there. We make no warranty that a specific XML will be accepted by any downstream body.
3. Pricing
- Free preview — your first project's auto-detect is free; no card required.
- £30 per XML download — deducted from your wallet balance at the moment of download.
- £10 per clone — for same-building duplicates that pass our topology check.
- Minimum wallet top-up £30. All amounts in GBP.
- No subscription, no seat fees, no auto-renew.
Prices, minimum top-up, and free-tier limits are shown in-app before any purchase. We may change pricing from time to time; changes affect only future purchases.
4. Your commitment at checkout (digital content)
Each XML is digital content delivered immediately on your request. Under UK Consumer Contracts (Information, Cancellation & Additional Charges) Regulations 2013 the 14-day cancellation right does not apply after delivery once you have expressly consented to immediate performance. You confirm this consent by clicking Confirm & download in the Freeze dialog.
5. Refunds
Wallet top-ups — refundable to the original card for 14 days from the top-up date, up to whatever balance is still unused. Self-serve from the Wallet page; refunds typically arrive in 5–10 working days via Stripe. Older top-ups and partially-spent balances older than 14 days are not eligible.
Purchased XMLs are final once downloaded — they are digital content delivered with your express immediate-start consent (see clause 4) and are excluded from the 14-day cooling-off right under the UK Consumer Contracts Regulations 2013.
Bug refunds — if a defect on our side prevents an XML from being produced or from importing into Elmhurst, we will refund the £30 (or £10 clone) on a case-by-case basis. Email support@specvo.com within 14 days of the transaction with your Stripe receipt.
6. Invoices & VAT
A Stripe receipt is emailed for every top-up. SAPThings is currently below the UK VAT registration threshold so top-ups are not subject to VAT. If your accountant needs a formal supplier invoice (with our company name + your company name + sequential invoice number), email support@specvo.com with your Stripe receipt and we will send a PDF within 1 working day at no extra cost. Once we cross the VAT threshold and register, all top-ups will switch to VAT-inclusive pricing with automatic VAT invoices and clear 30-day notice to existing customers.
7. Wallet expiry
Wallet balance expires after 12 months of account inactivity. We email you warnings at 10 and 11 months. After expiry the balance is not recoverable.
8. Your files and data
You retain all rights in the drawings, specifications, and assessments you upload and generate. You grant us a limited licence to process your files solely to provide the service— run AI extraction, build your XML, store your project. We do not use your files to train any model.
You are responsible for having the right to upload the files — for example, permission from the client / developer / architect where relevant.
9. Acceptable use
You agree not to:
- Upload malware, illegal content, or files you don't have the right to process.
- Probe, scrape, reverse-engineer, or attempt to bypass rate limits, payment, or the topology check.
- Create multiple accounts to evade free-tier limits (including email aliasing).
- Share account credentials or resell access.
- Use SAPThings to produce assessments you do not intend to review and take professional responsibility for.
Breach may result in account suspension without refund and, in serious cases, notification to your accreditation body.
10. Availability & service levels
We operate the service on a commercially reasonable best-efforts basis with the following targets, monitored on the live status page:
- Uptime target: 99.5% rolling 30-day, excluding planned maintenance.
- Support first response: within 24 hours on UK working days (Mon–Fri excluding England & Wales bank holidays).
- Critical bug fix (data loss, billing error, or full outage): within 24 hours.
- Normal bug fix: within 5 working days.
- Planned maintenance: notified by email at least 24 hours in advance when expected to exceed one hour.
If a paid XML cannot be downloaded due to a service outage, the assessment is automatically extended on resume — you do not pay again. Persistent failure to meet a target may be raised with us at support@specvo.com; we publish post-incident reports for any outage of more than two hours.
11. AI and accuracy
AI-generated values are probabilistic. On our reference dataset 90% of extracted values land within ±10% of manual ground truth, but outliers exist. Confidence scores on every field help you triage. The OCDEA who signs the assessment remains solely responsible for its accuracy.
12. Liability
SAPThings is provided "as is". To the maximum extent permitted by English law our total aggregate liability to you for any claim arising out of the service is limited to the fees you paid to us in the 12 months before the event giving rise to the claim. We do not exclude liability for death, personal injury, fraud, or anything else that cannot be excluded under English law.
13. Suspension & termination
You can close your account any time from /account/settings. We may suspend or terminate accounts for breach of these terms with reasonable notice where possible. On termination your projects and uploads are deleted within 30 days; anonymised financial records are retained for 6 years per HMRC rules.
14. Changes to these terms
We may update these terms. Material changes are emailed to active users at least 14 days before taking effect. Continued use after that date counts as acceptance.
15. Governing law
These terms are governed by the laws of England & Wales. The courts of England & Wales have exclusive jurisdiction, save that consumer-protection rights that apply to you irrespective of this clause are preserved.
