A draft SAP 10.2 XML you can import straight into Elmhurst. You then review every field in your Elmhurst account and lodge the EPC from there. Specvo is an assistant for the OCDEA, not an accredited calculation tool — every assessment is your judgement and your signature.

Accuracy is good enough to save typing, not good enough to skip verification. Specvo is improving every week, but on any given project some values will be wrong, missing, or approximated.

Always open the imported XML in Elmhurst and check every field before you lodge. Treat Specvo as a first pass that drafts the form for you — the calculation that produces the certificate still lives in Elmhurst.

Yes — we're in a closed beta with a cap of 100 testers. While we're in beta:
• The service is free, but we may wipe project data before the public launch — please keep your own copy of anything you need to retain.
• Pricing shown elsewhere on the site is provisional and may change before launch.
• You'll get a direct line to us for bugs and feature asks.

Yes. Specvo produces the XML that your accreditation body imports to generate a lodgeable EPC. You need your own accredited-assessor dashboard to submit the certificate.

Uploaded files are stored on our EU infrastructure, scoped to your account, and used to draft the SAP inputs for that project. Files remain until you delete the project or the account. See our privacy policy for the full processor list and transfer arrangements.

Auto-detect is free for a small number of runs per project so we can keep capacity available for everyone in beta. Once you download the XML, runs become unlimited on that project.

Open /wallet and check the most recent transaction. If the charge is there but no XML appeared, re-download it from the project page at no extra cost. Still stuck? Email support with your payment receipt.

Not yet — currently houses and bungalows (detached, semi-detached, end-terrace, mid-terrace). Flat and maisonette support is on the roadmap.

Balance expires after 12 months of no account activity. You receive email warnings at 10 and 11 months. Topping up or using the service resets the clock. Expired balance is final.

Open Account settings. Deletion permanently removes your projects, uploads, and profile. We retain anonymised financial records (amount + date of each transaction) for 6 years to meet HMRC requirements.
